How a job moves
This is the pilot’s actual workflow. What doesn’t exist yet is marked below as “Later”.
Requested per property
Anyone with permission picks the property and service and describes the job. The exact location stays private.
You approve first
No provider sees the request until an approver at your company approves it.
Offers come in
Listo notifies independent providers who state they cover that area and service. They decide whether to offer; we don’t guarantee how many or how fast.
Compare and choose
Each offer shows labour and materials separately. Your billing contact accepts the one you prefer.
It is on record
Payment, completion and amounts stay in that property’s history, with a summary by property and by service.
If something goes wrong
From each job you can ask for help; a person from Listo replies. Listo is not an emergency service.

How Listo charges
- You pay a 10% fee on labour only; the provider pays 5% on their labour.
- Materials are at cost, with no Listo fee.
- No subscription, no setup fee and no hidden charges.
- Every offer shows the amounts before you accept it.
What the pilot looks like
- One property manager
- In the Tamarindo area, coordinating recurring maintenance across several residential or vacation-rental properties.
- Narrow scope
- A group of properties and a few services. Before starting we review together which services and areas have available providers.
- Rules in writing
- Fees, responsibilities, how to get help and how results are measured, in a pilot agreement.
- You decide
- If the results don’t work for you, you end the pilot. We only use your case as an example with your permission.
How to apply
- Message us on WhatsApp with the button below.
- Luna, Listo’s automated assistant, asks a few questions about your company (no addresses or owner details).
- If your company fits the pilot, you can ask for an optional 30-minute meeting with Yenson Umaña, Listo’s founder. You suggest times and he confirms personally.
- In the meeting you discuss scope, terms and coverage for your properties; if you decide to go ahead, we send a written proposal.
If people or the property are at risk, call 9-1-1 first. Listo does not dispatch emergencies.

Frequently asked questions
Is Listo a property management company?
No. Listo is a services marketplace: you describe the job, independent providers make offers and you choose.
Who does the work and who is responsible for it?
The provider you choose. Listo coordinates, keeps the record and helps if there is a problem, but does not do or supervise the work.
How do you review providers?
Before activating them we review their trade and photos of previous work. We do not verify licences, insurance or background, and we don’t claim to.
What if nobody makes an offer?
We tell you. It can happen for services or places with little coverage; that is why the pilot’s scope is set with you based on available providers.
What about emergencies?
If people or the property are at risk, call 9-1-1 first. Listo does not dispatch emergencies.
Who sees my properties’ information?
Only the people your company authorises, and Listo. The exact location is only shown to the chosen provider, after payment.
Do you work in English?
Yes, in Spanish and English.
